How to Write a Garage Rental Agreement (Free Template for 2025)

A handshake deal is fine until it isn't. A one-page garage rental agreement protects both you and your renter — and takes less than 10 minutes to put in writing.

Why You Need a Written Garage Rental Agreement

Many homeowners skip a written garage rental contract templatebecause the arrangement feels informal — it's just a parking space, after all. But verbal agreements are unenforceable in most states, and disputes over access hours, damage, or late payments can quickly turn a good renter relationship sour.

A signed parking space rental agreement gives you recourse if the renter stops paying, creates damage, or refuses to vacate. It also sets clear expectations upfront, which dramatically reduces friction month to month.

If you are still researching how much to charge before signing anything, check our guide on how to price your garage for rent. For city-specific rates, see best cities to rent out garage or driveway space.

What to Include in a Garage Rental Contract

A solid driveway rental agreement does not need to be ten pages long. The following five clauses cover the vast majority of real-world disputes:

  • 1. Rent amount and due date

State the exact monthly rent in dollars and the day it is due (e.g., the 1st of each month). Include any late fee — typically $25–$50 — that applies if payment is not received within a grace period (e.g., 5 days).

  • 2. Payment schedule and method

Specify how rent is paid: bank transfer, Venmo, check, or a payment platform. If you use automatic ACH or a property management tool, name it here. Ambiguity about payment method is a common source of "I thought I paid" disputes.

  • 3. Access hours

For driveways or shared garages, limit access hours if needed (e.g., 24/7, or 6 AM–11 PM). Describe how the renter gets access — keypad code, physical key, remote — and what happens if access credentials are lost.

  • 4. Liability and permitted use

State what the space may be used for (personal vehicle storage only, no commercial vehicles, no hazardous materials) and that the homeowner is not liable for damage to the renter's vehicle or belongings stored on the property. Recommend the renter maintain their own renter's insurance.

  • 5. Termination clause

Require 30 days written notice from either party to end the agreement. Include language covering what happens if the renter stops paying (typically a 10-day cure period, then the agreement is terminated and access revoked). This is the clause most homeowners wish they had in writing.

How CurbBay Auto-Generates Lease PDFs for You

Writing and tracking a garage rental contract template manually works fine for one renter. But keeping track of signed copies, renewal dates, and updated terms across multiple spaces — or even a single space with tenant turnover — adds real administrative overhead.

When you list your space with CurbBay, our platform automatically generates a legally sound, jurisdiction-aware lease PDF the moment a renter is approved. Both parties sign digitally, and you receive a countersigned copy in your inbox. No templates to fill out, no PDFs to email, no missed signatures.

  • Lease generated automatically when a renter is approved

  • Digital signatures from both parties — no printing required

  • Covers all five clauses above, pre-filled with your space details

  • Stored securely in your CurbBay dashboard, accessible anytime

  • Auto-renews month-to-month with 30-day termination protection built in

Lease generation is included in the $19/mo homeowner plan — the same plan that handles listings, tenant screening, and monthly payment collection. Most homeowners recover the cost of the plan in the first two days of their first rental month.

Beyond legal protection, a signed lease PDF is also your primary tax record. It documents the rent amount, payment terms, and rental period — exactly what the IRS expects to see if you claim garage rental tax deductions. CurbBay's payment log rounds out the paper trail so you have everything you need at tax time.
